What is the project?
In 2010, the San Juan Capistrano City Council approved entitlements for the San Juan Meadows Project, a 94 single-family home development, located on 137 acres south of La Novia Ave. and north of Pacifica San Juan. At the same time, a separate mixed-use Project was approved on an 18.7-acre site located directly across La Novia Ave. Currently, the mixed-use portion is only being prepped for construction and will be the second phase of the Project along with the equestrian center.
When will construction start? How long will the construction last?
Construction will be kicking off with grading activities in the very near term. The Project will be phased and is estimated to take anywhere from 24-36 months to complete. The initial grading is estimated to last 12-18 months, with home building to begin after that.
What type of community is being built?
This boutique, 94 single family home community, is set among the rolling hills of San Juan Capistrano with views of the Mission, Pacific Ocean, and Saddleback Valley. The entire community will be graciously landscaped, with natural open space, trail connections and generous lots averaging over 12,000 square feet.
When can we see the new homes?
We are excited to bring a high end, beautifully appointed community to San Juan Capistrano. Once the homes are fully designed and pricing is available, more information will be provided.
How are we preserving and improving San Juan Capistrano’s open space?
Preservation and improvement of open space is one of the primary features of San Juan Meadows! The Project will provide 40+ acres of privately maintained open space resulting in an enclave community that is completely surrounded by nature, with immediate access to trails that stretch well into the hills of South Orange County.
What improvements are being made to the trail system?
We are excited to be the premier trail-connected community in San Juan Capistrano! As a part of construction of the project, over a mile of new equestrian trails will be added and linked to the City’s trail system. This includes new trailhead parking and two lookout points.
To improve and build the new trails, the old informal trails on the construction site will need to be closed for approximately a year and a half. We know temporary trail closures are a bummer! Thankfully, San Juan Capistrano has a robust trail system. Forster Canyon Tail is the closest adjacent trail link to the project site.

What’s happening to the old County landfill?
The Project will incorporate environmental, health and safety improvements to the old Forster Canyon Landfill site in coordination with the respective regulatory agencies. No homes or habitable structures will be built on the revised landfill site.
Will this be a sustainable community?
Yes, the Project will incorporate “Green Building Methods” such as energy efficient windows, doors, skylights, and appliances as required by the California Building Code. Our homes will also be designed to accommodate residential solar panels and electric vehicle charging. Further, we are committed to using best practices for the use of native landscaping, water-saving irrigation and protecting water quality.
